"The 50-mile gulf coast stretch from Port St. Joe to Carrabelle has about as much in common with Miami or Fort Lauderdale as it does with Paris. There are no glam discos or high-rises -- just lovely beaches and very cheap real estate, at least by Florida standards." ~ Money Magazine (New York)
Miles of residential waterfront property located on the beautiful beaches of the Gulf of Mexico and the pristine waters of the St. Joseph Bay. The area is best known for the quality of its sugar white sand, prime fishing, shelling, and scalloping, not to mention, designation as the #1 Beach in the USA for 2002, by Dr. Stephen P. Leatherman, commonly known as Dr. Beach.
A diversity of investment opportunities can be found: single family homes, townhouses/condo communities, single-home sites, vacation rentals, and acreage for development, with minimal commercial activity.

Indian Pass:
Want to buy the best lot on C-30A?
India Pass peninsula is approximately seven miles of lush vegetation and waterfront residential property on the Gulf of Mexico and peaceful Indian Lagoon.
Indian Pass is a picturesque “old-Florida” community with nostalgic charm. Heavily wooded low dunes and screens of cabbage palms frame restored old-wood cottages, new construction and newly developed sites. Favorite pastimes include surf-fishing for flounder and mullet, shrimping and crabbing. There is also a public boat-ramp at the eastern-most end of the peninsula for your enjoyment. Just a few miles across “The Pass” is St. Vincent National Wildlife Refuge, a federally owned barrier island preserve.
The scenic drive, or C30A corridor, connects Cape San Blas & Indian Pass to Hwy 98. This route is moderately populated along the beachfront section of the corridor, but vastly undeveloped along the lagoon and bay front sections. C30A is dotted with commercial activity, and provides access to the airport, golf course, and a local marina. Absolutely gorgeous sunsets are the norm along miles of salt marsh, and easily accessible scallop holes.
Mexico Beach:
The word "Escape" takes on a whole new meaning here in Mexico Beach. A vacation, after all, should be that opportunity for you and your family to set aside the schedules, traffic, deadlines and worries and simply enjoy the company of the ones you care the most about. Finding a haven that allows such a diversion has become increasingly difficult in this day of growth, development and expansion.
Here, in Mexico Beach, a step back to simplicity at its purest is what we feel is our greatest asset. Three and a half miles of beautiful, un-crowded beaches, with incomparable sunsets, the safest waters on the Gulf Coast and virtually no traffic to get caught up in set a pace that assures you the tranquility that you and your family deserve. While finding your peace with us, we suggest a few past-times that have proven to be favorites of our visitors and locals alike for decades.
A small coastal, deep-water port community, Port St. Joe is rich in history and natural resources. Known as “Constitution City”, it was here that Florida’s first State Constitution was drafted in 1838.
It is a city in transition from an industrial paper-mill town into a tourist-friendly community focusing on its beautiful natural assets. Port St. Joe is the county seat and the heart of the county with shops, restaurants, marinas, medical services, and much more.

Comprising the stretch of beaches just west of Port St. Joe protected by the St. Joseph Bay peninsula. Here pristine sand, calm water and a family atmosphere is the norm. The most promising planned community is located within this stretch; Windmark Beach, approved in 2004 will be developed over the next ten years as the jewel of Gulf County.
Moving west you will find St. Joe Beach and Mexico Beach. The property values thrive in mixed residential zoning from single family homes, condos, townhouses, and land to commercial.
