Dear Friends,
May the Love, Peace, and Joy of being together with family be yours always. If you are considering buying a home or a lot in 2009 you might want to consider starting your home/lot shopping during the Christmas Holiday and the early months of 2009. Over the years I have noticed that there are far less buyers looking to buy a home during the winter holidays. Most people and families are way too busy during the holidays to even consider looking at buying a new home or condo. Because of this there are far less offers on real estate during the winter months than any other time of year. Sellers start getting very anxious when fewer and fewer buyers come through there home the deeper we get into the holiday season.
So, if you have plans to come to the beach, please give me call I will be around the office this Holiday season ready to help you.
Here is short list of great deals this week:

Happy Thanksgiving !
Let’s look at Port St. Joe…is it affordable for snowbirds?
Today you can find for sale in the city fixer uppers or modest houses with rental income for under $100K. The rental income generated varies from $800 to $1000 a month. Newer homes or the ones with upgraded features are in the range of $250k. One year from now, Sacred Heart Hospital should begin operating, logically; there should be good demand for rentals.
So should you wish to hold for 4-6 years, or eventually have a cottage in a coastal town, this could be the way to do it. The area is lovely in the summer, there has been a trend of purchasing these modest homes, which by the way, typically have a good yard to keep the boats and use the city, free access, boat ramp. These homes are not used in the winter, yet there is a possible renter in the snowbird guess who typically arrive November or so and departs in March or April.
Port St. Joe’s commercial district is going thru a great transformation, but 2010 the upgrades will be completed making the downtown area an inviting, pedestrian friendly environment.
Contact me at anytime, and let’s discuss your options.
